Architectural Board of Review

Any new construction, addition, or alteration which changes the exterior appearance of a building must be approved by the Architectural Board of Review before a building permit is issued.

The design of a new construction project should consider the rich architectural heritage of Shaker Heights as well as the relationship of the new building to its neighbors. Alterations and additions should be compatible with the architectural elements of the existing structure in terms of scale, architectural details, materials, and colors.

Landmark Commission

A Certificate of Appropriateness must be obtained from the Shaker Heights Landmark Commission when building or environmental changes are proposed for a property which has been designated a local landmark or is situated in a designated local landmark district.

The Landmark Commission is a seven-member board that works to preserve and protect places, structures, and other objects having special historical interest or value in the City of Shaker Heights. The Commission reviews and approves alterations and additions to local landmark properties and properties within the Winslow Road Historic District and the Shaker Square Historic District.

The Landmark Commission must review and approve any form of exterior alteration or improvement on your property prior to the commencement of any work. This may include, but is not limited to exterior alterations, repairs, or replacements to any and all existing or proposed new structures, fences, walls, raised decks, or vegetation of significant size or heritage. Commencing work and ordering materials not approved by the Landmark Commission should be avoided and any such work is undertaken at the owner’s risk.
